On 2 November 2026 the UK government launched the Strategic Sites Accelerator. It will provide around £700 million in public finance and expert support to develop six to 10 major industrial and commercial sites across the UK. The programme aims to crowd in up to £2 billion of private investment. That is a target, not investment already committed.

Which sites could be supported?

The programme is intended for commercially viable sites with investor demand whose development is held back by finance, grid connections, planning or other barriers. Priority sectors include advanced manufacturing, digital technology, defence and life sciences. Support may combine loans, equity investment, targeted grants and technical expertise. Each investment is subject to commercial assessment, due diligence and approval; funding is not automatic.

What it means for businesses

The programme covers England, Scotland, Wales and Northern Ireland. Potential sites in Glasgow, Burgess Hill and Sheffield are already being explored, but funding for them has not been approved. Developers, owners of major sites and prospective investors may have an opportunity to work with local authorities and public finance bodies. Contracts or premises for smaller firms will depend on individual projects proceeding. This is not a general grant open to every small business.

What to do now

If you are bringing forward a major industrial or commercial site, prepare evidence of site control, investor demand, development barriers, a financial model and potential employment. Discuss the proposal with your local or combined authority and monitor official programme announcements. The government has not announced a general application deadline or a single application form for small businesses. Do not pay intermediaries promising guaranteed access. The forecast of tens of thousands of jobs depends on which sites are approved and developed.
