Where to stay in Britain for a night or a month: hotel, hostel, flat and savings
A London room on nearby dates can be £61 or £330, a hostel bed can start at £13.50, and an average room in outer London is £800 a month. We compare the practical choices for a business visitor, hidden charges and the misunderstood VAT rule after 28 days.
Checked on 10 October 2026. There is no single cheapest UK hotel. Rates change by day, event and cancellation terms. For one solo night a hostel bed often wins; for a week, a room with a kitchen or aparthotel can reduce total costs; for a month, a lodger room or flatshare is usually cheaper. Transport, cleaning, deposits and inflexible cancellation can reverse the apparent saving.

A live price snapshot
Travelodge's official Best Price Finder displayed London one-night rates from about £61 to £330 across 10–16 October 2026. For the Sunday it showed £61 in Vauxhall, £69 near Waterloo and £77 in Farringdon, while other dates in the same central areas were several times higher. These are dynamic rates, not guaranteed quotes.
A Hostelworld search for 10–13 October showed some London dorm beds around £13.50–£25 and private rooms from about £22.50–£34.50. Check the final page: a headline may be per person and towels, locks, breakfast or local charges may be extra.
For a month, SpareRoom's Q3 2026 asking-rent index, including bills, put the average room at £1,002 per month in inner London and £800 in outer London. E12 averaged £752, E7 £781 and E13 £789. Unlike a hotel, this brings identity, contract, deposit and Right to Rent checks.
Hotel versus aparthotel
A hotel is useful when plans may change and a 24-hour desk or business invoice matters. For a continuous stay, ask sales for a written long-stay rate covering VAT, breakfast, Wi-Fi, cleaning, linen and cancellation. An aparthotel or serviced apartment may cost more per night but its kitchen and laundry can reduce the total trip budget.
The 28-night VAT rule is not a guaranteed discount
HMRC has a reduced-value rule when one guest stays continuously in a hotel, inn or similar establishment for more than 28 days. From day 29, the operator charges VAT on the taxable facilities and services rather than the normal full sleeping-accommodation value. This does not guarantee a 20% price cut: meals and services remain taxable, and holiday accommodation does not qualify. Ask for a written long-stay quotation.
Hostels, universities and rooms above pubs
- Hostel: often the cheapest solo option; check age rules, mixed/female dorms, locker, towel and workspace. YHA runs more than 150 hostels in England and Wales.
- Hostel private room: can beat a hotel for two, though the bathroom may be shared.
- University room: UCL, King's, Imperial and others release visitor rooms during selected periods, commonly vacations.
- B&B, guest house or pub with rooms: often competitive outside city centres, but reception may not operate around the clock.
A room for a month
In England a landlord or agent must check an adult tenant's or lodger's Right to Rent. Hotels, hostels and student accommodation are exempt. Since 1 May 2026 most new private tenancies in England are assured periodic tenancies without a fixed end date; a cash deposit for one must be protected in an approved scheme within 30 days. A resident landlord does not normally have to protect a lodger's deposit, so obtain written terms and a receipt. Scotland, Wales and Northern Ireland have different systems.
Short-let flats and the London 90-night rule
An entire London home cannot lawfully be used as short-term holiday accommodation for more than 90 nights per calendar year without planning permission. A guest need not audit the host's calendar, but a year-round whole-flat listing with no clear operator deserves questions. Pay through a protected platform or by card, verify the address and cancellation policy, and do not transfer money merely to “hold the price”.
Alternatives that are not really free
- House sitting exchanges accommodation for property or pet care, but usually requires membership, checks and real responsibility.
- Home exchange works for people who have a home to offer and can match dates; membership may cost money.
- Staying with friends is legitimate, but visa information must be truthful and a third-party sponsor must have a genuine relationship with the visitor.
- “Work for a bed” can breach visitor conditions. A Standard Visitor cannot ordinarily work for a UK organisation, operate as self-employed, sell directly to the public or provide services merely because payment is accommodation.
Business visitor warning
A Standard Visitor may attend meetings, interviews, conferences and seminars, negotiate and sign contracts, and attend trade fairs to promote an overseas business. They cannot sell directly to the public at the fair or undertake ordinary UK work. Carry a genuine itinerary, accommodation evidence, sufficient funds and an event invitation where relevant.
Extra 2026 charges
- Edinburgh: qualifying stays from 24 July 2026 carry a 5% visitor levy on accommodation before VAT for the first five consecutive nights. It covers hotels, hostels, aparthotels, short lets and visitor student rooms.
- Manchester Accommodation BID: most paid properties in the zone add £1 plus VAT per room/unit per night.
Transport can erase the room saving
London's 2026 daily cap is £8.90 for Zones 1–2 and £12.80 for Zones 1–4; Monday-to-Sunday caps are £44.70 and £64.20. A distant room must save more than the extra fare and time.
A six-step booking method
- Search around the meeting location, then move arrival by one day.
- Compare the total stay price including tax, cleaning, deposit, luggage, linen and cancellation.
- Compare an aggregator, the property's own site and a written long-stay quote.
- For a month in an unfamiliar area, book the first two or three nights flexibly and inspect longer-term housing locally.
- Price the kitchen and laundry benefit, not only the room.
- Keep confirmations and terms; do not send passport copies to an unknown person through an ordinary messenger.
Bottom line: start with hostels and budget chains for one night, compare private rooms with aparthotels for a week, and compare a written long-stay quotation with a bills-included room for a month. The first price on screen is only the start of the calculation.
