Commuting vs renting closer: what's really cheaper

It feels like commuting from the suburbs costs as much as renting closer. The figures (TfL and ONS) say otherwise: commuting is cheaper on money; moving closer saves time, not money.

It seems logical: if you live far out and commute into the centre every day, the travel cost could eat up as much as renting closer — so why not just move? We ran the numbers. Short answer: the money doesn't add up that way, but there is a grain of truth in the idea.

What commuting costs

An annual Travelcard for Zones 1–6 is £3,264 a year (about £272 a month), 2026 rates. That's the most a daily commuter from the outer edge into the City pays.

What renting costs

The average private rent in London is £2,332 a month (about £27,984 a year), up 3.5% over the year (ONS, August 2026). Pricier areas are higher still: Kensington and Chelsea at £3,690 a month.

Why it doesn't come out 'the same'

The right comparison isn't 'commute vs all your rent', but the commute vs how much more rent costs closer to work. The commute is about £272 a month. The rent difference between the outskirts and the centre is usually £500–900+ a month, i.e. £6,000–10,800 a year — clearly more than the fare.

The money verdict is plain: living further out and commuting is usually cheaper than paying more rent to live central. Moving closer does not save money.

What you're really buying

By moving closer you buy not money but time (and less fatigue). A long commute is often 1.5–3 hours a day — hundreds of hours a year. If your time is valuable, paying more rent to live nearby can pay off in time — but that's a decision about time, not a money saving.

Also consider

  • Add the trip to the station (bus or car plus parking) if you live beyond the Tube network.
  • Rents and fares change; work it out for your specific areas and current prices.
  • Central living can carry higher associated costs too.
